KNOW WHAT TO LOOK FOR
When it’s time
to take a closer look.
- Musty odors near the lower level
- Damp soil, standing water or visible condensation
- Loose or damaged ground coverings
- Persistent humidity despite efforts to ventilate
The right work.
For the right reasons.
Assessment before encapsulation
Review access, standing water, existing barriers and likely moisture sources. A liner alone is not a substitute for managing incoming water.
Vapor barriers & sealing
A properly planned ground barrier and sealing approach help limit moisture entering from exposed soil and gaps. Details around supports and penetrations matter.
Drainage & sump systems
Where needed, drainage and a sump system manage collected water. A workable discharge path must be considered as part of the plan.
Humidity control
A crawl space dehumidifier can help manage residual humidity after sources are addressed. Discuss equipment access, condensate handling and ongoing maintenance.
UNDERSTANDING YOUR ESTIMATE
What affects the cost?
Crawl space size and access, clearance, existing debris, liner details, drainage needs and dehumidifier selection determine the scope. Water management can be a separate part of the estimate.
Warranty clarity, not assumptions.
Current warranty terms require owner confirmation. Ask for the written coverage, exclusions, product terms and maintenance requirements that apply to your estimate before agreeing to the work.

YOUR QUESTIONS, ANSWERED
Let’s make it clear.
Is a vapor barrier the same as drainage?
No. A vapor barrier limits moisture moving from soil into the space. Drainage manages liquid water. Some homes need both.
Will a dehumidifier stop a leak?
No. Dehumidification manages airborne moisture; active water entry requires its own solution.
Does encapsulation include mold removal?
Do not assume it does. Ask what preparation and exclusions apply; suspected contamination may need a qualified specialist outside the proposed scope.
